The sales-to-active listings ratio landed at 10%, signaling a solid buyer’s market. That translates to more choice, more negotiating power, and less panic-buying. Detached homes are holding steady at $1,506,600, while townhomes average $833,100, and condos hover around $537,800. These price points have barely moved since March, making it easier for buyers to plan and budget with confidence.
Homes are sitting a little longer too—32 days for detached, and 29 for townhomes and condos—giving buyers a crucial edge: time. There’s no need to rush into offers within 24 hours anymore.
Economic uncertainty and buyer caution are real, but so is opportunity. The influx of listings combined with a cooling pace has finally tipped the scales away from frenzied bidding wars and toward deliberate, strategic homebuying.
