Homebuyers are gaining ground in Langley’s shifting real estate landscape. Sales dropped 9.3% in June compared to last year, while active listings spiked 30%, topping 10,800 homes. The result? A buyer’s market with more leverage and longer decision windows. Home prices are slipping, and options are rising buyers now call the shots in Langley.

“This year, it feels like we finally have options,” says Nita Roos, a recent graduate hunting for her first home. “We’re not rushing into anything—interest rates and policies are all part of our decision process now.”

Homes are sitting on the market longer, with the average number of days rising to nearly a month, and benchmark prices dipping for the third consecutive month. It's a far cry from the frenzied bidding wars of previous years.

Real estate experts echo Nita’s sentiment in the YouTube video titled “Fraser Valley Real Estate Prices In FREE FALL Until 2026”. The video warns of continued softening but frames the moment as a golden opportunity for buyers ready to negotiate and time their move wisely.

🏡 Watch the video to explore why Fraser Valley may be entering its best buyer cycle in years.

For investors and first-time buyers alike, patience and preparedness are key. As more homes hit the market, competition shifts, putting buyers back in control. With smart timing and strategy, today’s market might be tomorrow’s best move.
