In a marketplace where travelers can choose from hundreds of similar properties, the listings that stand out share one thing in common: they know and promote their unique selling points (USPs).
Your USP is what sets your property apart from every other listing in your area. It’s the reason a guest chooses you over the competition. The challenge for many hosts is identifying those features—and then irresistibly presenting them.
Step 1: Identify Your Unique Selling Points
Walk through your property with fresh eyes, as if you were a guest seeing it for the first time. Ask yourself:
- What would make me stop scrolling in a sea of listings?
- Is there something guests can’t get elsewhere?
- What do past reviews highlight most often?
Your USP could be:
- A panoramic lake view or private beach access
- A themed décor that creates an immersive experience
- Family extras like a high chair, crib, and stocked toy area
- A chef’s kitchen with premium appliances
- An oversized deck with an outdoor fire pit and heaters

Once you know your standouts, they should appear in:
- Listing title: “Lakeview Cottage with Private Dock”
- Opening description lines: Create a mental picture of the experience.
- Photo captions: Reinforce with specifics (e.g., “Sunsets from your private dock”).
- Amenities list: Call attention to unique or rare inclusions.
Step 3: Let Photos Prove Your USP
A great description means little without matching visuals. If your USP is a view, make sure it’s featured early in your photo order. If it’s a chef’s kitchen, capture it from angles that showcase its scale and equipment.
Step 4: Use Guest Feedback as Social Proof
Reviews are a goldmine for identifying USPs you might have overlooked. If multiple guests mention the window bench or games collection, promote it more prominently.
