Dreaming of owning your first home just got a whole lot more affordable. Canada’s federal government has unleashed a powerful new incentive—one that could put up to $50,000 back in the pockets of first-time homebuyers.
The 2025 First-Time Home Buyers' GST Rebate is here to tackle two major issues: home affordability and supply. The program offers a full 5% GST rebate on newly built homes valued up to $1 million. For properties between $1 million and $1.5 million, the rebate tapers off, vanishing altogether above the $1.5 million mark.
To qualify, you must be a Canadian citizen or permanent resident, at least 18 years old, and you can’t have owned a home in Canada or abroad in the past four calendar years. This includes your spouse or common-law partner. Purchases must be finalized between May 27, 2025, and the end of 2030, with construction starting before 2031 and finishing before 2036.
Qualifying homes include those purchased from builders, owner-built homes on your land, and certain cooperative housing shares. And remember—this is a one-time benefit, so use it wisely.
This rebate is more than just a tax break. While it may not completely solve housing affordability challenges, it offers meaningful relief for first-time buyers. Easing some of the upfront costs, it helps make homeownership a bit more attainable for Canadians trying to enter the market.
