Quitting your job to pursue real estate investing may sound like the ultimate power move, but without proper planning, it could expose you to serious financial risks.
Beyond losing your salary, leaving a 9-5 position typically means losing access to critical employer-sponsored benefits, including:
- Health and dental insurance
- Life and disability insurance
- Retirement plan contributions
- Critical illness coverage
For real estate investors, these losses can derail an otherwise promising transition. Health issues, accidents, or income gaps during early deals can quickly lead to financial stress if insurance protections are missing.
Additionally, real estate investing involves upfront costs, refinancing, renovations, vacancies, and legal fees. Without employer coverage, a sudden illness or injury could force investors to dip into capital intended for deals.
To safeguard their investing future, experts recommend the following before quitting:
- Secure private health insurance to avoid massive out-of-pocket medical expenses.
- Replace group life and disability policies with individual plans while still healthy and employed.
- Ensure access to emergency funds that aren't tied up in properties or illiquid assets.
- Review retirement savings options, such as transferring to a self-directed RRSP.
- Plan for legal protections, especially when owning income properties with partners or tenants.
Real estate investing offers financial and time freedom, but it also comes with personal liability. The transition from employee to entrepreneur must include more than strategy—it requires protection.
In the pursuit of passive income, don’t overlook the invisible safety net you’re leaving behind. Without it, one unexpected setback could cost far more than missed rent.
