Canada’s condo crisis just got real

Wesgroup Properties, one of Vancouver’s largest developers, made headlines this week by laying off 12% of its workforce and postponing or canceling several major projects in the region. The company pointed to a cost-of-delivery crisis and weakening presale activity, exposing major cracks in Vancouver’s real estate engine.

“This isn’t about our finances. We’re strong,” said CEO Beau Jarvis. “It’s about aligning with new market realities.”

Experts say a combination of rising construction costs, higher interest rates, and tightening financing requirements has left developers stuck. Most lenders now require 60% of units to be pre-sold before greenlighting a build. That threshold has become difficult to meet as investors grow hesitant and buyers wait on the sidelines.
