Most investors make the same costly mistake. They wait until they have a deal under contract before they start trying to look credible online. By then, it is already too late. Credibility is not something you switch on when capital is needed. Trust is built long before the ask ever happens, and investors can feel the difference between confidence and urgency.
In Debbie Balfour’s YouTube video, she makes that point crystal clear. Investors do not move toward reactive energy. They move toward proactive, consistent, trustworthy operators.

That message matters because too many people post things like “looking for a JV partner ASAP” or “seeking investors now” and wonder why nothing happens. The issue is not always the deal. Often, it is a credibility timing problem. If people only see you when you need money, your visibility sends the wrong signal.
The solution starts with clarity. You need to decide what you want to be known for. Not just a real estate investor, but something specific and memorable. What market do you serve? What strategy do you use? What type of investor do you help? Specificity builds authority. Broad positioning weakens it.
Next, show evidence of experience. That does not mean bragging. It means demonstrating how you think, how you assess risk, what you are learning, and how you solve problems. Share lessons from deals you analyzed, insights from due diligence, team collaborations, mentorship, and market research. Investors fund operators, not just outcomes.
Transparency is another trust builder. Do not just post wins. Show your process. Talk about the risks you are evaluating, your conservative assumptions, and the lessons you have learned. Authenticity creates safety, and safety builds trust.
Finally, create a trail of credibility online. Your profile, posts, comments, emails, and content all become part of your digital resume. Investors will research you before they fund you. If they find an inactive page or an unclear message, hesitation follows.
The bottom line is simple. Capital does not start when you have a deal. It starts when you decide to become visible. Credibility compounds just like money does, and the investors who understand that are the ones who raise capital with far less friction.
