What if you could pocket the profits from a flip, without walking away from the deal? That’s exactly what some savvy BC investors are doing with a creative twist on the renovation-and-hold model.

The strategy works like this: an investor purchases a property using private money or hard money financing. After completing renovations that substantially increase the property’s value, the investor brings in a Joint Venture (JV) Partner. The partner purchases a share of the property at its new, higher valuation, effectively “buying out” the investor’s original capital and renovation profit.

Here’s the kicker: the original investor stays in the deal as an active partner. This means they benefit from long-term equity growth, ongoing cash flow, and asset control, without having to leave their profit locked in the property.

This model is especially powerful in markets like BC, where financing can be limited and the velocity of capital is key. It allows investors to recycle their money into new projects while retaining a growing portfolio.

There may be tax advantages, such as potentially deferring some capital gains, but investors must proceed carefully. These transactions can impact land transfer tax and trigger taxable events if not structured properly. Always consult with an accountant and real estate lawyer before implementing this strategy.
