When most people think about what a real estate agent does to list a home, they picture photography, a sign on the lawn, and an MLS upload. In reality, the work that makes the biggest difference often happens before the listing goes live.
Not all agents do these extra tasks, so knowing what to ask the agents in an interview will make a huge difference in the results you get from your home sale.
Market Research & Planning
Before listing your home, a strong agent will dive deep into sales data, buyer trends, and neighbourhood stats. This will help determine what’s realistic—and what’s not—in the current market. And they should be able to share these findings with you... if you are the kind of person who likes stats! 😉
Pricing Strategy: The Game-Changer
One of the most critical elements is the pricing strategy, and it’s far more nuanced than just picking a number.
There’s the market value (what your home is likely worth based on comparable sales) and the marketing price (what it’s listed for to attract the right attention and competition). A smart pricing strategy has three parts:
- Pre-listing research
- Go-to-market timing
- Real-time adjustments once listed
It’s fluid and requires your agent to stay tapped into buyer psychology, inventory trends, and shifting conditions, and these can vary week to week.
Bottom line: The best listings don’t just happen. They’re built through preparation, strategy, and a deep understanding of how buyers think.
When things go smoothly, it may all look calm on the surface, but behind the scenes, a great agent is paddling like mad to keep your sale moving in the right direction. And just like a duck gliding across the water, they are graceful above and working hard below…
