 When most people think of Richmond's Sea Island, they picture planes, passengers, and international travel. But beneath the roar of jet engines, something quieter — yet no less significant — is taking flight: a growing wave of non-aviation business activity.

While YVR remains the island’s crown jewel, a variety of companies unrelated to air travel have quietly moved in and begun thriving — from cutting-edge logistics firms to international hotel chains and tech-enabled service providers.

Warehousing and distribution are among the fastest-growing sectors on Sea Island. Located between the Pacific Gateway and the Lower Mainland’s transportation arteries, the island is a logistical sweet spot for importers, exporters, and just-in-time suppliers. This includes both major players and nimble third-party logistics startups offering tailored solutions.

At the same time, hospitality businesses are booming. With an increasing number of flight crews, business travelers, and conference attendees staying near the airport, hotels like The Fairmont, Pacific Gateway, and newer boutique brands are finding consistent demand — not just from travelers, but also from locals hosting events or meetings.

Tech is entering the mix too. Data centers, security tech firms, and clean energy consultancies are establishing a presence near YVR due to reliable power, fiber connectivity, and access to global networks. This could signal a long-term shift in Sea Island’s value beyond its runways.

Importantly, the Vancouver Airport Authority is actively leasing land and encouraging diversified development, adding further momentum to this transformation.

Sea Island’s silent boom may not make headlines like a new flight route — but for Richmond’s business community, it may be the most important one to watch.
